B&K Systems was tasked with the floor screed installation as well as drylining the partitions and ceiling, for the Phoenix project – a significant residential development in Leeds.
This project consists of two towers, standing at 21 and 17 stories respectively, and includes a total of 364 luxury apartments. The development also features state-of-the-art amenities, including a gym, co-working spaces, and communal gardens.

Floor Screeding:
Material Used: Approximately 20,000m² of Cemfloor, a high-performance cement screed.
Application Method: Cemfloor was batched and pumped using our in-house Transmix system, ensuring a consistent and efficient cement screed mix.
Key Benefits: Cemfloor was chosen for its quick drying nature and speed of installation, which were critical for meeting the project’s tight deadlines. This fast-tracks screeding solution allowed for efficient progress across both towers.
Project Scope
Drylining, Partitions & Ceilings:
Material Used: Knauf internal partitions and MF ceilings with Rockfon grid and tile ceilings within the communal areas.
Key Benefits: Knauf internal partitions installed to a high standard provide enhanced acoustic performance and fire resistance.
Rockfon grid and tile ceilings in corridors deliver improved sound absorption and a professional finish.
Conclusion
The use of Cemfloor and our efficient Transmix system allowed B&K Systems to deliver high-quality cement screed flooring quickly and effectively, contributing to the successful completion of the Phoenix project.
Our expertise in floor screeding, including the use of fibre screed and self-levelling screed, ensured a durable and smooth finish.
In addition, our expertise in drylining, internal partitions, and ceiling installations ensured a seamless and modern interior finish. The integration of the Knauf partitions and ceilings, and Rockfon grid systems enhanced both the acoustic and aesthetic quality of the development.
